The Tempe Marketplace clean energy retrofit included:

Lighting: Delamp and Relamp with fewer watts and longer lasting light – Efficiency First!

• Lowered the Common Area Maintenance (CAM) electrical load and lighting maintenance and
  repair through selective introduction of new lighting technologies with longer-lasting lamps and
  ballasts.
• Over 2,750 lamps and ballasts were retrofitted removing over 165,000 watts.
• SRP incentives paid for portions of the installed cost reducing the payback period/ROI to <12
  months.
• Created Utility, Maintenance and Repair savings of over $140,000 annually.
• Environmental benefits include reduced landfill waste and all the upstream benefits including
  the reduction of emissions associated with the removal of over 750,000 kWh annually. This
  results in the elimination of an estimated 1,500 tons of CO2 annually.
• Instituted a fluorescent lamp recycling program and a turnkey “breadman” restocking program.

Solar: Generate free electricity from the sun – Go Green, Save Green!

• A 300kW solar system is proposed for deployment on three buildings within The District
  pedestrian mall area. This generating facility could produce on average more than 90% of
  the electricity needed by the CAM electric meters which service signage, exterior building
  lighting and adjacent parking lot lighting.
